The above regulations are due to come into operation on 1st October 2015. Given the importance of the issue, we feel that you should be fully informed and prepared.

Please note that the regulations apply to all tenancies and not just those that begin after 1st October.

Your obligations under the regulations :
•The landlord must install at least one smoke alarm on each storey of the property that is used as living accommodation (and this does include bathrooms) .
•The alarms can be battery operated or hardwired and must be in line with current British Standards.
•Landlords must install a carbon monoxide detector in any room that contains a solid fuel appliance. This includes coal or wood burning fires and wood burning stoves.

For tenancies that are granted on or after the 1st October - the landlord must make sure the alarms and detectors are fitted and are in working order.

For all existing tenancies including those that will be renewed or those that continue on a periodic basis - the landlord does not need to check detectors or alarms but must ensure they are provided and fixed in place.

Enforcement

Failure to comply with the regulations may result in a fine of up to £5000 for the landlord.

Six fire engines and around 35 firefighters were called to a fire in a restaurant with flats above on Upper Berkeley Street in Marylebone, W1 during the early hours of Saturday morning.

The blaze left part of the restaurant’s basement kitchen, its ground floor dining area and its ducting - the restaurant's extraction system – between the basement and second floor damaged by fire.

Around 40 people left the building before the Brigade arrived and one man was treated on the scene for smoke inhalation by London Ambulance Service.

A London Fire Brigade spokesperson said: "It looks like the fire was caused after a charcoal grill ignited grease and fat deposits in the restaurant’s ducting.

"Restaurant and take-away owners should always take care to make sure their extraction systems are kept clean as a build up of fat and grease within the filters can lead to a fire.”

The Brigade was called at 0048 and the fire was under control by 0224. Crews from Paddington, Kensington, Soho and Euston fire stations attended the incident.

Around 58 firefighters and officers tackled a warehouse fire on a business park on Trundleys Road, Deptford this morning.

Most of an industrial unit on the business park was alight there were no reports of any injuries.

8 fire engines were at the scene from Deptford, Brixton, Lambeth and New Cross fire stations.

Station Manager Keith Fearn who was at the scene said: “When crews arrived, they were faced with thick black smoke pouring from the building and drifting for about 75 metres. The smoke temporarily stopped services to nearby stations on the East London Line but they were resumed by 0630.”

The Brigade was called at 0423 and the fire was under control at 0633.

Fire crews tackled a fire in a disused commercial building behind the High Street in Edgware this afternoon.

The single storey building was badly damaged by the blaze. Fortunately, no one was injured.

Six fire engines from Stanmore, Harrow, Mill Hill and Hendon fire stations attended the incident.

The Brigade was called at 1353 and the fire was under control at 1542.
